Far Northeast Development Analysis

The Far Northeast Development Analysis was prepared for a privately owned property located in a light industrial area of Washington, D.C. The site included an existing liquor store and warehouse, and the property owner wanted to better understand how the land could be used for future development.

The assignment focused on the development potential of the site. Terry Brooks, Jr., AIA, reviewed the property, studied surrounding development activity, and analyzed the zoning and land use regulations that applied to the area. The purpose was to determine how the owner could maximize the investment value of the property while remaining consistent with Washington, D.C. development requirements.

The analysis identified a potential mixed-use development concept for the site. The concept included a two-story building with retail space on the ground floor, office space above, and off-street parking. This gave the client a clearer understanding of what could potentially be developed on the property and how the site might be repositioned for future use.

The project demonstrates the value of early development analysis in helping property owners evaluate investment opportunities before committing to design or construction. By studying the zoning, surrounding development patterns, and possible building uses, the analysis provided a practical framework for future decision-making.
